Have you ever had the experience of a builder advertising a house package for one price, then finding out later that the actual price was $50,000 more?

Here’s how it goes:

*Brand New 3Br House from $135,000*

We’ve all seen that before, haven’t we?

$135,000? Not bad, is it?

So, you start thinking –‘I could afford that - even with all my household expenses and that car loan I’m still paying off.’ One bright Saturday morning, you take your family for a trip across town to the display home. It really is beautiful. The kids have already worked out which bedrooms they’re going to have, you’re already planning where to put your favourite sofa. You’ve worked out your finances – which bank to borrow from, how to arrange your repayments. Yep, you’re set.
You boldly walk up to the display home’s friendly reception area, and talk to the friendly salesperson……then the real story comes out.
 
-Would you like your home carpeted or tiled? Add $5000.
-What about cooling and heating? Ducted cooling? Yes, that will be $12,000.
-Sorry, the garage is not included – you can get one built for $15,000

‘I don’t understand,’ you murmur to yourself in a dazed manner. ‘What’s the next ‘extra cost’ going to be for– a roof?

At this point of time, you may ask yourself a simple question.

‘How much is this house really going to cost me? Is it the advertised price, or the price of a completed home?’

A fair question. After all, you’re about to commit to the biggest purchase of your life. Aren’t you entitled to know?

Let me tell you something. In my experience, the price of that ‘$135,000 house’ that you saw advertised would be more like $200,000 or $220,000 - but the salesperson isn’t going to tell you that.

Do you think this is ethical? No, I don’t think so either.

It gets worse. Often the reality facing buyers is that the unexpected costs don’t stop there. If builders use a more expensive concrete, they will charge you for it. If your landsite has rocks in it, and they have to be removed, they will charge you for it. If your site needs a temporary fence, they will charge you for it.

Try buying a car like that. ‘Yes, the advertised price is $10,000 but no, the tyres are extra, and so are the car seats, and so are the floor mats.’ I don’t think so.

What is the point in having a new home without floor coverings, heating and cooling and a garage for the car? These are basic necessities. And yet, somehow, the building industry is getting away with it.
